Please read the following “Tenant Selection Criterion” before completing an online application.

Our application is a two-step process that is simple to complete. If you are requesting to lease one of our properties, yourself and anyone 18 years of age and older that will be residing in the property will need to complete the application process. The application fee is $30 per applicant paid to SmartMove (see below) and is non-refundable even if the application/s is denied.

  • Step 1 is to fill out the online application.  After clicking submit, it will send the application/s to us automatically.  If we do not have all applications in, we will not move forward with the application process.
  • Step 2 is after we have received the initial application/s we will collect any rental history that you have provided. However, if the information provided is from a private rental owner that is not the owner of the property, we will not be able to move forward with the application. After the rental history is acquired, if it is good, then we will submit the application/s to our software that runs the credit, background, and eviction check. The software, Buildium will send each applicant an email with the subject line Credit Request. Follow the steps in the email and subsequently the steps on SmartMove by TransUnion that runs the credit, background and eviction check. Also, through this website is where each applicant will pay the application fees.
  • After the request has been sent, if you do NOT respond within 7 business days, your application will be considered withdrawn and the request will be cancelled.
  • If your application is approved, you will need to sign paperwork within 2 days of approval, and will be required to at least have the security deposit at time of signing. Rent funds may be required in addition depending on the availability of the property.
When we run the application/s, there are several criterions that we review that will determine your eligibility to lease one of our properties.
  • RENTAL HISTORY We always request your rental history, prior and current. A large weight is put on any rental history that you may have as this potentially predicts if you will be paying rent on time and if you will damage the property. If we are not able to obtain rental history because you have not given notice to your current landlord, or for any other reason then we cannot move forward with the application/s as we cannot make an accurate determination of acceptance or denial.
  • CREDIT REPORT On your credit report we are on the lookout for any judgments or collections that you have from prior landlords or property managers.
    • Also on your credit report, we look at any accounts that you have open and how you have been making those payments; this also can give a good indication of how likely you are to make your rent payment on time.
    • Keep in mind however, that we are NOT looking for perfect credit, because in a perfect world we would ALL have perfect credit. This is why we do not have a set credit score limit.
  • BACKGROUND CHECK When we run a background check, it will run your name through several different databases, both nationwide and state wide. IF you have a felony conviction that would affect the health and safety of the property or nearby residents or a substantial drug conviction or anything related your application will be denied.
  • EVICTION CHECK Absolutely NO prior evictions are accepted.
  • INCOME We require at least three times the monthly rent amount, depending on your debt to income ratio.
  • PLEASE KEEP IN MIND; WE TAKE EVERYTHING ON A CASE BY CASE BASIS. Ultimately it is the combined decision of our property owners and us if we choose to lease the property to you.
