Our application is a two-step process that is simple to complete. If you are requesting to lease one of our properties, yourself, and anyone 18 years of age and older that will be residing in the property will need to complete the application process.

Step 1 is to select the property that you would like to apply for on the log in page, once there you can choose to apply for this unit. When you select apply for this unit, you must create an application account to begin filling out the application. Once the application is fully completed and the necessary documents attached, submit your application.

Step 2 is after we have received the application/s we will request your rental history. Once we have received it and if everything is ok then we will move onto the next step.

Step 3 The payment/s of $30 for each application will be processed with the payment information provided. After which, the application/s will be submitted for processing, and there is nothing further you will need to do on your end but wait for us to determine if the application/s are approved or not. If we have questions regarding anything in the reports generated, we will let you know. The process takes approximately 2-3 days to complete. The reports that we generate include a credit, background and eviction check as well as verifying the reported income.

If your application is approved, you will need to sign paperwork within 2 days of approval and will be required to at least have the security deposit at time of signing. Rent funds may be required in addition depending on the availability of the property.
When we run the application/s, there are several criterions that we review that will determine your eligibility to lease one of our properties.

RENTAL HISTORY We always request your rental history, prior and current. A large weight is put on any rental history that you may have as this potentially predicts if you will be paying rent on time and if you will damage the property.

CREDIT REPORT On your credit report we are on the lookout for any judgments or collections that you have from prior landlords or property managers.

Also in your credit report, we look at any accounts that you have open and how you have been making those payments; this also can give a good indication of how likely you are to make your rent payment on time.

Keep in mind however, that we are NOT looking for perfect credit, because in a perfect world we would ALL have perfect credit. This is why we do not have a set credit score limit.

BACKGROUND CHECK When we run a background check, it will run your name through several different databases, both nationwide and statewide. IF you have a felony conviction that is related to a charge that affects the physical health or safety of any nearby residents or significant drug conviction or anything related your application will be denied.

EVICTION CHECK Absolutely no prior evictions are accepted.

PLEASE KEEP IN MIND; WE TAKE EVERYTHING ON A CASE-BY-CASE BASIS. Ultimately it is
the combined decision of our property owners and us if we choose to lease the property to you.
